Terms of Service

Effective date: October 16, 2026

These Terms of Service ("Terms") are an agreement between you and Heart Loop LLC("PropRunner", "we", "us") for use of the PropRunner website and apps (the "Service"). By creating an account or using the Service you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Service.

1. What PropRunner is

PropRunner is a marketplace that connects real estate agents and brokerages ("Realtors") with independent contractors ("Runners") who perform field services such as sign installs, lockbox installs and similar tasks ("Jobs"). Runners are independent contractors, not employees or agents of PropRunner, and they choose which Jobs to accept.

2. Accounts

  • You must be at least 18 and able to form a binding contract.
  • Information you provide must be accurate and kept up to date. Realtors must hold any license their work requires; Runners must have any vehicle, insurance and permits their Jobs require.
  • Accounts are reviewed and may be approved, suspended or declined at our discretion.
  • You are responsible for keeping your login secure and for activity on your account.

3. Booking and paying for Jobs

  • Realtors pay for Jobs in advance through Stripe. Prices, including service and rush fees, are shown before you pay.
  • A Job is offered to Runners once it is paid.
  • Cancellations and refunds depend on the Job's status. A Job that has not been accepted can be cancelled; once a Runner has accepted or started it, a refund may be partial or unavailable. Contact support about any refund request.
  • Payments are also subject to Stripe's terms.

4. Completing Jobs and payouts

  • Runners verify their work with the app: location check-in at the property and proof-of-service photos. Falsifying a location or photos is a violation of these Terms.
  • The Realtor reviews and approves completed Jobs. A Realtor may report a problem instead of approving.
  • Runner payouts are made through Stripe Connect after approval. Runners must complete Stripe's onboarding to be paid, and are responsible for their own taxes.
  • Payouts may be held, reduced or denied while we review a Job that was flagged, disputed or appears not to have been completed as described.

5. Acceptable use

You agree not to: misuse the Service or interfere with its operation; provide false information; use the Service for anything illegal; harass other users; access accounts or data that are not yours; or try to avoid fees by arranging Jobs found through PropRunner outside the Service.

6. Content

You keep ownership of content you upload, such as photos and instructions. You give PropRunner permission to store, display and process it to operate the Service, including showing proof photos to the Realtor for that Job.

7. Disclaimers and limitation of liability

The Service is provided "as is" and "as available". PropRunner does not perform Jobs and is not responsible for the conduct of Realtors or Runners, or for property damage or loss that happens while a Job is performed, except where the law does not allow this to be excluded.

To the fullest extent allowed by law, PropRunner's total liability for any claim relating to the Service is limited to the amount you paid or were paid through PropRunner for the Job giving rise to the claim, and PropRunner is not liable for indirect, incidental or consequential damages.

8. Ending your use

You can stop using the Service and delete your account at any time. We may suspend or close accounts that violate these Terms or put users at risk. Sections that by their nature should continue (such as payments owed, disclaimers and limits of liability) survive termination.

9. Governing law

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-law rules. Disputes will be handled in the state or federal courts located in Florida.

10. Changes

We may update these Terms. If we make significant changes we will notify you in the app or by email. Continuing to use the Service after changes take effect means you accept them.
